Scope development
We help turn the property's roof information and the owner's goals into a defined scope for discussion with roofing partners. That starts with available condition records, known problems, building constraints, and questions that need further investigation.
The scope should describe the proposed work, required details, assumptions, exclusions, and expected closeout records. It should also identify responsibility for items involving other trades or project specialists.
Bid coordination and comparison
Two prices are only useful to compare when the work behind them is understood. We help organize proposals, request clarification on unclear scope, and make differences visible for the owner's decision.
- Proposed roof system, preparation or removal, insulation, and detail scope.
- Access, scheduling assumptions, occupied-building needs, and work by others.
- Exclusions, allowances, proposed change procedures, and warranty terms.
- Open questions and written clarifications needed before an award.
Project management and partner coordination
M2Square manages and coordinates roofing work with installation partners. Depending on the agreed engagement, that can include communication with the property team, scheduling coordination, progress records, and follow-up on decisions and open items.
When the proposed work changes, the owner needs the condition, scope, and pricing presented clearly for review. We help organize that information and keep the approved direction connected to the people performing the work.
The engagement defines M2Square's role, the installation partner's responsibilities, and the decisions retained by the owner. This gives the project a clear point of coordination without leaving responsibility to assumption.
Closeout and warranty coordination
We help coordinate the agreed closeout items, including completion photos, outstanding work, and applicable warranty documents. The owner should know which documents are still pending and who is responsible for supplying them.
Warranty coverage is determined by the provider's written terms. Our coordination role helps organize the certificate, required inspections or registration, and maintenance information; it does not make M2Square the manufacturer or warranty issuer.
Choose the help your project needs
You may already have proposals and need help comparing them, or you may be starting with a roof concern and no defined project. The first conversation establishes what information is available, what decision is ahead, and where M2Square can help.
We agree on the scope of assistance before work proceeds. That keeps the deliverables, coordination responsibilities, and next steps clear for the owner and the project team.
What to bring to the first conversation
Start with the information you have. These details help us understand the property and the work ahead.
- The property address and the decision or project you want help with.
- Existing condition reports, roof plans, proposals, and warranty records.
- Your target timing, property constraints, and the people involved in approving the work.
